If you’ve always excluded pet owners from your properties for fear of shredded carpets, damaged furniture and holes in the flowerbeds, you might want to reconsider.
Research carried out by a leading referencing agency suggests that pet owners are more likely to rent, will take up longer tenancies and be happy to pay more rent, making them the ideal tenants. After all, for many, pets are as much a member of the family as children and finding a suitable property to make a long term home with their furry companions is a priority that’s worth paying for.
If you still have concerns, you can take steps to protect your property by requesting a larger deposit and adding an addendum to your tenancy agreement which stipulates which pets are acceptable and places a responsibility on the pet owner to deep clean carpets and upholstery at the end of the tenancy. Bear in mind that, contrary to popular belief, it is often smaller dogs such as Chihuahuas and sausage dogs that cause the most damage. According to insurers, Staffordshire bull terriers cause the least amount of damage.
